Window Sash Repairs

Make sure to check the sashes of your windows regularly for signs of damage, mildew and mold. You can reduce future repair costs by catching problems early before they become out of control.

The sash is an internal frame that moves vertically up and down in windows that are open. This article will show you how to do simple repairs to sash.

Weather Stripping

Wood window sashes give a classic aesthetic to your home. If properly maintained, can last for a long time. However, they may become damaged or degrade over time due to exposure to elements and normal wear and tear. Sash repair specialists can restore windows back to their original condition and maintain their appearance much longer than replacement windows.

Weather stripping is the most important thing to address when repairing windows with sash. It's on both the frame and the sash. If it's damaged or worn out, it can lead to drafts and other problems. Begin by identifying the window's brand and the date of manufacture for the glass (etched on the glass's corner or on the aluminum spacers between panes). Then, take the sash off and mark its width and height so that you can locate replacement weather stripping to match.

Then, take it off and set it on a surface so you can access all four sides. After removing the sash with the utility knife, take off the weather stripping from the old sash by hand or using the putty blade.

This will help protect the putty and give your sash an updated look.

Sash Hardware

In order to make these repairs to sash it is important to have all of the necessary tools in place before you begin. Mark the location of the hinge channel on the frame (Photo 1) with a pencil. This will allow you to get the channel back into the correct position after you've finished. Remove the sash and then remove all hardware, including the parting beads cords, chains, and cords that hold the sash in place. Soften any hardened putty using a heat gun set to medium and equipped with a shield to block the nozzle. Remove the old sash, and keep it in a labeled bag.

Sash Weights

Sash weights are able to be replaced to improve the operation of your window sash and reduce energy costs. Sash weights are heavy, lead or iron cylinders enclosed in a concealed cavity and linked to the moveable sash by rope. After the access panel has been removed, you can begin working on the sash. Take the narrow beads (also known as "tie rails") out of their grooves with a chisel or flat bar. The sash should move freely now, but it might require some lubrication in order to feel less stiff.

With the sash in an open position Take a measurement of the sash chain to extend from the pulley at the top of the jamb to the sash slot on the bottom. Cut the cord/chain and then fix it as described in the previous step. You can employ a hammer, nail or screws, but nails are less likely to cause damage.

It is best to keep the original weights if you've purchased a kit that will replace the counterbalance that was previously installed.
